On behalf of our client, one of the largest commercial Real Estate & Property Development companies in Saudi Arabia we are seeking a Vice President – Leasing for their Riyadh operations.
Candidates must be attracted to working in a fast-paced environment where responsiveness and customer service is highly valued. You will provide portfolio and project level retail development strategy, leasing and merchandising planning, and transaction execution for both current and prospective retail clients.
You will develop and implement an aggressive, property level leasing plan to grow the business, meet business targets, generate leasing revenue consistent with clients rent and occupancy growth objectives and overall strategic direction and business plans.
• Prepare strategic leasing plans for clients.
• Interact regularly with clients to ensure that objectives are being met, anticipate and respond to client's needs.
• Negotiate business and legal points of Letters of Intent, Leases, Tenant Representation Agreements, Referral and Listing Agreements and other related Leasing Documents with tenants culminating in mutually executed lease.
• Cultivate and demonstrate effective communication with legal, tenant coordination, development, property management to ensure they achieve a full occupancy of retail units’ shops both current projects/ projects under construction within the target units and time and ensure they achieve the Monthly/Quarterly/Annual lease targets
• Create a standby list of active tenants to fill in vacant units for sudden vacancies and ensure avoiding loss of income for shops reported to become vacant coming from Tenant Relation team.
• Monitor all leasing activities including sourcing new tenants, negotiating and closing lease transactions.
• Efficiently and productively plan, organize, budget, schedule and execute assigned tasks; manage multiple assignments and priorities; always having contingency plans and adapt quickly to changing circumstances and priorities.
• In conjunction with the Development team, implement all facets of the development process at the property including strategy, planning, design, and leasing.
• Produce and report to President on critical tenant lease dates and provisions, monitoring to ensure compliance in a proactive manner
• Cultivate new and maintain existing relationships with desirable prospective tenants including national retailers and regional retailers. Respond to inquiries from interested retailers.
• Lease new space; develop and execute creative and aggressive leasing strategies which may include re-tenanting, renewals, early renewals, buy-outs, re-locations, new tenants and “packaging”.
• Qualify potential tenants by reviewing their financial statements and checking references; negotiates lease terms that meet or exceed budgets and that address items including, but not limited to, space, basic and percentage rent, term, extra charges and construction allowances.
• Communicates and coordinates with Legal department to have documentations prepared incorporating the terms agreed upon and appropriate to the specific property; initiates preparation of tenant space; notifies construction department to send shell drawings and construction guidelines to tenant.
• Canvas market to identify potential tenants; visit existing retail facilities in the centre’s immediate and neighbouring communities
