Job Purpose:
The Project Director acts within the boundaries of contracts and his responsible to:
• Lead, manage and control the timely execution of phase from design until start of operation, including its acceptance within required quality at satisfaction of all stakeholders and with best optimized financial cost at completion.
• Represent the Project Owner in front of all parties, stakeholders, and managing communications.
• Lead the project execution with a continuous pro-active approach to anticipate risks and implement mitigation measures while securing savings to meet or exceed objective at completion.
Job Responsibilities:
1- Authority to insure strict compliance and follow-up on project execution as per the timelines and approved budget as well as participating in the scheduling.
2- Define, propose, and implement project implementation strategy and means to meet quality, cost, and time delivery objectives.
3- Ensure Health, Safety, security and Environment requirements, rules, processes, and measures are properly implemented.
4- Freezing the design in accordance with all involved parties and stakeholders.
5- Ensuring decisions making for all issues that affect project performance and obtain expected results:
a. Ensuring project execution and progress.
b. Making sure that all key project issues are resolved.
c. Ensuring that all necessary actions plans are defined and deployed until their satisfactory closure / result.
d. Ensuring that decisions are executed.
e. Providing assistance in management and arbitration of conflicts.
6- Ensure strict application of contracts, and control over consultants and contractors.
7- Management of any changes from design to handing over to operator, Ensure the assessment and justifications of any changes, including variation orders and claims he proposed to be validated.
8- Management of all communications with consultants, contractors and all stakeholders.
9- Ensure periodic review and reporting of project performances of all parities involved, analyzing any deviations on Quality, Costs and Progress vs. forecast updating project strategy, budget at completion, risks, mitigation measures, and savings to be secured.
10- Coordinating with the project management consultants, hotel Operators, advisors and contractors to ensure project requirements are met, and directing them for the owner’s best interest.
11- Corresponding with the higher management to achieve the company goals, and especially alerting in a timely manner of any deviations and risks.
12- Reviewing and especially alerting in a timely manner of any deviations and risks.
13- Managing all requirements and process up to final delivery of the Hotels to the operators and eliminating all obstacles.
14- Following up, coordinating and supporting the service department and governments relations department to obtain all permits necessary from the government authorities related to the municipality, civil defense, tourism etc..
15- Following up, coordinating and supporting the service department and government’s relations department to deliver all necessary service for operations at the suitable times.
16- The final approval of the recruitment of engineers and technicians required in the project.
